Jonathan Chancellor Competing Bids for 29-01-2024

Talle Casa has sold for $7.159m

A Mediterranean-inspired luxury home has sold for $7.159m to a family who moved in three months before buying it, after making the top bid when the property passed in at auction.

The buyers had capped their offer in the high $6 millions when the Tallebudgera Valley estate went under the hammer in March, instead opting to sign a lease to rent the property for an undisclosed sum.

Initially, the vendors sought $7.5m but ultimately struck a deal with their tenants, who agreed to up their price for the stunning Reece Keil-designed home.

Seamless connection between indoor and outdoor living

Ray White Burleigh agent Rebecca Moffrey handled the sale with Kollosche agents Troy Dowker and James Roberts.

Ms Moffrey said the buyers fell in love with the sought-after southern Gold Coast Hinterland suburb, offering semi-rural living just ten minutes from the beach, over the three months they were renting.

“They hadn’t lived out in the country and they really wanted to see if that was right for them, and luckily the vendors were open to that,” she said.

Named Talle Casa, the single-level Tallebudgera Creek Rd home was built by Sam and Shanna Fairless, who purchased the vacant 7292 sqm block for $1.1m in 2021.

“The house really has that Mediterranean vibe but with a minimalist feel as well,” Ms Fairless said when the property first hit the market in December 2023.

The five-bedroom, four-bathroom showstopper has an integrated indoor-outdoor design, with leafy courtyards and an L-shaped floorplan complete with a dedicated children’s wing, gym and home office.

Natural textures including stone, marble and timber are used to elegant effect throughout, while a covered terrace with outdoor kitchen and travertine-paved pool provide for al fresco entertaining.

“We love the pool area with the pizza oven and teppanyaki grill and the kids love playing in the pool,” Ms Fairless said.

It’s been a stressful few months for the vendors, who have three young children, as they directed their energy towards their next project at Currumbin Waters.

“We were planning to live here for the rest of time but we got the building bug and decided to sell and do it all again,” Ms Fairless said.

PropTrack data shows house prices in Tallebudgera Valley were down 7 per cent over the past 12 months to a median of $1.815m.
