For many buyers, a house and land package can be a great way to get into the property market, securing a new, energy-efficient home with your own backyard. But affordable options can feel tricky to find in Australia’s most expensive city.

A house and land package – when a buyer simultaneously secures a block of land through a developer and home through a builder – combines value with modern conveniences like amenities, transport and infrastructure, making them a popular option for families and downsizers. 

Despite tough conditions, buyer confidence is returning. PropTrack data revealed new home loan commitments for both investors and first-home buyers have surged by 30% and 2% respectively compared to the same period last year.

“Affordability is a prime concern for both investors and first-home buyers,” REA Group Senior Data Analyst Karen Dellow said. 

“Those seeking houses are willing to look farther from the city where land is cheaper.”

These house and land packages across Greater Sydney are under $1.1 million, offering affordability and high-quality homes.  

Domaine Homes, Austral: From $842,000

Lot 229 at Gurner Avenue Austral, priced at $991,850, is a double-storey, four-bedroom design with stone kitchen benchtops, open-plan living areas, an alfresco zone, and a 3.5kW solar package. 

Located west of Sydney, Austral is a growing suburb that has been rezoned by the NSW Government as part of the South West Growth Area.  

Domaine Homes has also launched its Big House & Land Sale, giving buyers a chance to save $50,000 off select house and land packages across various NSW communities, including Austral.

Firststyle Homes, Austral: From $900,000

Firststyle Homes has affordable house and land packages in Austral starting from $886,900.

The packages range from three- to four-bedroom homes and have a range of inclusions like a 3.5kW solar panel system, stone benchtops and Westinghouse appliances.  

For those looking for a multigenerational home, there is also an option priced at $1.19 million. Lot 26 at Aroona St, Austral is a fully completed home with an attached secondary dwelling, which can be rented out or used to accommodate other members of your family.  

The main house includes four-bedrooms with three living spaces, Westinghouse appliances and fully ducted air conditioning, among other inclusions.

Masterton Homes, Wilton Greens: From $971,000

Wilton Greens will include eight different villages across the master-planned estate. It will have sprawling green spaces, 23km of walking and bike trails, all while being close to shopping, medical and commercial facilities as well as Wollongong’s beaches.  

Montgomery Homes, Figtree Hill Estate: From $993,000

Located southwest of Sydney in Gilead, Montgomery Homes has an affordable house and land package at Lendlease’s all-electric Figtree Hill Estate, starting at $992,600.

Four-bed, two-bath and parking Lot 208 is available for $1.044 million, for example, and four-bed, three-bath and parking Lot 210 is asking $1.084 million. Designs include 20mm stone benchtops, SMEG appliances, full landscaping and fencing and options like free-standing baths and 2.6-metre-high ceilings. 

Caddens Hill Quarter is just under 49km to Sydney’s CBD and has the picturesque Blue Mountains as its backdrop. The masterplanned community is also close to shopping amenities at Caddens Corner and green spaces at Caddens Oval.

Metricon Homes, Bingara Gorge: From $1.086 million

Metricon Homes’ Bingara Gorge development has a variety of house and land packages starting from $1.086 million.

Home designs at the development include four- to five-bedroom homes with modern architecture and high-quality fixtures. It also has a range of existing amenities, with new playgrounds, green spaces, golfing facilities and retail currently in the works.

Metricon is also providing major savings through their ReadyStart offer, with savings of up to $158,000 available to buyers until 15 December 2024.  

Clarendon Homes, Box Hill: From $1.191 million

Just squeezing in about the $1.1 million mark, Clarendon Homes’ package in Box Hill starts at $1.191 million with its Ellis 20 Carlton design. 

Sustainability is at the forefront of this build, with a 7-star sustainability index rating.
