A Geelong buyer is trading inner city apartment for spacious Belmont townhouse in a deal wrapped up in days.

The sale in Roslyn Rd, Belmont, was officially wrapped up in 19 days, but McGrath Geelong agent David McGuinness said the buyer was the first in line and was in discussions to purchase after a second look.

The single-storey townhouse is on its own title on a 438sq m parcel of land near Settlement Rd.

The home occupied its own title at the rear of the development.

“The purchaser decided she wanted a bit more space around her and was the first person through on the first day I had it open,” Mr McGuinness said.

“She came back for another look and we pretty much stitched it up from there.”

Mr McGuinness said the $750,000 purchase price was what the vendors were hoping for.

“She was waiting for a contract to go unconditional (on her place in town), so that just stretched it out a little bit,” he said.

“I did have good interest in the property, with over a dozen people through a couple of opens.”

The design of the townhouse allowed high ceilings the accentuate the sense of space, especially in the north-facing open-plan living, dining and kitchen zone that leads out to a landscaped rear courtyard.

“It’s a 10-year old property that is extremely well built,” Mr McGuinness said.

“It was extremely well looked after and certainly didn’t present as a 10-year-old home.”

Mr McGuinness said the location offered good access up to the main Belmont shopping strip on High St.

“It was a really good property, a great spot with a north-facing backyard. It was a back one too, so tucked away and very quiet.”
