This brand-new luxury home on two acres is close to everything yet feels a world away.
The Tallebudgera Valley is a peaceful rural enclave of emerald green farmland and forests straddling the NSW-Queensland border.
But being 20 minutes from the Gold Coast Airport, 15 minutes from Burleigh Beach and four minutes to schools and shops, it's also remarkably convenient.

Offering the best of both worlds, Annabel Grove at 467 Tallebudgera Creek Road is a brand new luxury estate on a whopping 8,226m2 framed by not one but two bubbling creeks.
This is the land where vendor Mitchell Robins spent his teenage years.
"You're close to all the amenities the Gold Coast has to offer but when you come home to this oasis, with Tallebudgera Creek running along the back and Annabel Creek running up one side, you feel far away. It's very calm and relaxing."
His parents' old farmhouse once sat on a four-acre block, which was subdivided into two a couple of years ago, the original home demolished. Robins' parents built a modern house on one half, and sold half the land – 2.03 acres – to their son to do the same.

Robins, who's relocating to the Sunshine Coast with his partner, says he's tried to create a contemporary home that blends in with the vast lawns and lush, tropical greenery.
"We tried to encapsulate that warm, relaxed and rural feel."
Annabel Grove offers five bedrooms, six bathrooms and seven car spaces plus a separate studio with an ensuite bedroom, kitchenette, living and dining zone.
In the main home, large, light-filled spaces stretch across a single level, with an elegant living and dining area opening to a sweeping terrace and pool.

Features include a designer kitchen with a waterfall-edge marble island bench and splashback; a butler's pantry; media room; electric fireplace; master suite with a freestanding bath, huge dressing room and pool terrace access; Stirling Oak cabinetry and textural stone finishes; and floor-to-ceiling glass to maximise views of the gardens.
Agent John Fischer at PRD Burleigh Heads Tallebudgera said the property is attracting plenty of interest from families, with 20 groups coming through on its first weekend.
While agents in Queensland are unable to offer guide prices, the property two doors down recently sold for around $7 million.

Mr Fischer says a brand-new build coming to market in the Tallebudgera Valley is unusual.
"They're generally all older homes there. It's a pretty rare thing in the valley."
As is the outlook, he adds.
"Being located where the two creeks meet, that ability to see the running water from pretty much all parts of the house, is exceptionally rare. It's beautiful.
"And someone can move in here and do absolutely nothing."

Mr Robins admits leaving the 'Tally Valley' is a wrench.
"I've been here since I was 14. I spent a lot of time fishing and swimming in the creeks and back in the day, when there weren't so many people out here, we used to motorbike around. We spent a lot of time having fun on the land. So yes, it's very sad to leave.
"But it's time now for someone else to move in and enjoy what we've enjoyed for 16 or 17 years."
The auction will take place on Friday 13 December at 5:00 pm.
