26 Olola Ave, Vaucluse, with its championship-size tennis court, has had a price drop in time for expats looking to buy a big Christmas present.


Freight boss Arthur Tzaneros has has lowered price hopes on his luxury Vaucluse mansion, hoping to catch the eye of an Aussie expat returning home for Christmas.

The five-bedroom, six-bathroom residence at 26-27 Olola Ave — with pool, championship-sized tennis court and harbour views to the Manly headlands, has been relisted with Highland director David Malouf with a $45m guide, in conjunction with Michael Pallier of Sotheby’s.

That’s down from the ambitious $50m-$55m guide when it was first listed last June.

The more attractive price guide is just one factor.

The resort-style pool is also an attractive feature.


Expats are showing interest in homes on large blocks.


Top agents across the east say expats have been showing increased interest in Australia’s prestige property in recent weeks, with the Aussie dollar so favourable for buyers based overseas currently.

And there’s particular interest in quality homes on large blocks — the Olola Ave property is a 2026sqm block.

Tzaneros had settled on the huge estate in June 2022 at $32m, but exchanged on it a year before.

The Olola Ave home features a five-person lift; five luxury bedroom suites and an upper-level for casual entertaining.

There are numerous areas to entertain.

Tzaneros and his wife, Maude, loved the Olola Ave home but evidently couldn’t resist an award-winning Bellevue Hill mansion owned by flowers wholesaler Leo Lynch, which they bought via Lyons and Pillinger’s Brad Pillinger for $61.5m in May, 2023.

Lynch also upgraded, having bought the historic Federation estate Leura in Bellevue Hill for about $70m, more than double what it last sold for eight years before, through Pillinger.

Tzaneros is the Australian Container Freight Services Port Logistics CEO.

The extended family owns $130m worth of property in the east, including a Michael Suttor-designed Bellevue Hill apartment bought for $6.3m in 2021 (Arthur and Maude); a waterfront mansion in Wingadal Place, Point Piper bought for $38m in 2021 (parents Terry and Anne); a Vivian St, Bellevue Hill home bought for $24.5m in November 2023 (brother Anthony and wife Poppy); and a Balfour Rd, Bellevue Hill home bought for $12.25m in July 2022 (brother Michael and wife Steffanie).
