The Harbour City’s median unit price is currently $691,000, according to CoreLogic research, and could hit $700,000 in a month if current growth trends continue — but prices have not been growing as rapidly around Australia or the world.

In France, a former 11-room hotel on the fringes of the Greater Paris area is for sale at $697,000. Now a nine-bedroom house spread across three levels, it includes a wine cellar vault, swimming pool and is 15 minutes’ drive from Disneyland Paris.

In Virginia, on the United States’ east coast, an eight-bedroom waterfront house on 1.6 acres (0.65hA) is for sale at A$714,000 and includes a four car garage.

An upstate New York house is listed at $695,000 and includes five bedrooms spread across three levels.

A Mediterranean-style mansion with ocean views in Cape Town, South Africa is for sale at $670,000 and includes a swimming pool and five bedrooms.

Typical prices for Sydney units would also secure larger, detached houses in every other Australian capital. This includes Melbourne, where buyers pay an average of $485,850 for units and $625,500 for detached houses.

Real estate analyst Cameron Kusher said recent growth trends — Sydney’s median dwelling price jumped 2.5 per cent, or about $20,000, over February alone — suggested the gap between Sydney and Melbourne prices would continue to grow.

“Sydney’s median unit price will beat Melbourne’s house price to $700,000. That’s how ridiculous Sydney prices have become,” Mr Kusher said.

When Sydney median unit price does hit $700,000, it will make it the second housing category in the country to reach the landmark median figure after Sydney houses, which hit a median of $700,000 for the first time in May 2014.

Mr Kusher said unit prices have been skyrocketing because families priced out of the detached housing market bought inner city apartments instead, increasing competition for sales.

“Buyers are becoming more accepting of the unit lifestyle, so demand is up, but most also want to live near the CBD and there are only a limited number of properties available there,” he said.

Property Council of Australia chief of policy Glenn Byres said the gap between Sydney and Melbourne prices was the most alarming considering their similar population and economy sizes.

“Sydney and Melbourne are growing at a similar rate, there’s just less homes for sale in Sydney and it’s been like that for almost a decade so prices are so much higher,” Mr Byres said.
