HOLDEN Hill delivers all the essentials to live comfortably, and comes at a nice price, given its proximity to the city.

Many older homes sit on generous blocks, offering potential to redevelop and attracting investors like Antonella and Steve Tripodi, who are now selling their three-bedroom home in Judith Ave.

“We bought the house seven years ago with a long-term plan to rent it for five to 10 years and then eventually demolish it and build two homes,” Antonella says.

“But we’re selling now because we want to redirect the money into other projects. We’re sad to see it go.

“It has provided strong rent return over the years. It’s an up-and-coming area with all the new housing going up, but it’s still affordable.

“Lots of young families have been attracted to it, including first homebuyers after seeing the new homes going up more and more. It’s a convenient area that’s within easy commuting distance of the city, too.”

The Tripodi family live in a nearby suburb so know the area well, and the children have attended schools nearby.

“It’s got great shopping choices and schools around it, including the Gilles Plains Shopping Centre, and it’s just 10 minutes to Tea Tree Plaza at Modbury,” Antonella says.

“When we bought here, we saw all the new homes going up, so we thought it was going to be a growth area for prices, and they’ve climbed steadily.”

She says nearby Bentley Reserve, with fenced dog areas, tennis courts, play and barbecue facilities, is a highlight.

Sales agent Rob McWilliams of Harcourts Brock Estates says Holden Hill still offers value buying.

“The extensive new development going on in the suburb means buyers can purchase with confidence,” he says.

“When young people buy a home there they can see value readily added to it.

“Holden Hill attracts all types of buyers, including mum and dad investors and first-home buyers.

“It’s bubbling along nicely growth-wise, but it’s still affordable.”

LOCATION

Holden Hill is a well-established suburb about 10km northeast of Adelaide’s CBD, near Valley View, Gilles Plains, Dernancourt, Windsor Gardens, Hillcrest, Oakden, Paradise, Hope Valley and Modbury. It is bounded by North East Rd, Grand Junction Rd, Lyons Rd, Delray Ave, Lambert Ave and Hope Valley Reservoir.

ORIGIN OF SUBURB NAME

It is named after early settler Robert Halden, according to historian Geoffrey H. Manning. He says Halden arrived in SA in 1839 and acquired land in the Dry Creek area shortly after. He says it was still referred to as Halden Hill as late as 1935. The suburb was laid out in 1954 by the Wakefield Land Company.

SCHOOLS

There are a number of quality private and public schools within a 2.5km radius, including Dernancourt School R-7, Wandana Primary School, Gilles Plains Primary School, Pinnacle College (Gilles Plains Campus-combined), St Paul’s College (combined), Kildare College (secondary, Catholic), Windsor Gardens Vocational College (secondary) and Valley View Secondary School.

TYPICAL FEATURES

Regeneration of older homes is maintaining a strong pace, with many larger blocks being divided to accommodate multiple new homes. It contains a diverse housing stock, from basic, post-1945 brick homes to modern courtyard homes. Tree-lined streets and grassed verges are also common sights. CoreLogic data shows detached houses make up about 71.5 per cent of the home pool and a significant, 35.8 per cent of all homes are rented.

LOCATION ATTRACTIONS

Westfield Tea Tree Plaza, and the bus interchange, is about five minutes away in Modbury. Gilles Plains and Dernancourt shopping centres are other retail options nearby. The Valley View Golf Course and Linear Park bike path offer opportunities for recreation and exercise, while Bentley Reserve has a large dog park with a walking trail, children’s playground, a skate ramp, tennis courts and an oval. Tarton Reserve is a smaller, grassed area with playground equipment, and Hope Valley Reservoir sits on the suburb’s eastern border. There are ample public transport options running on North East Rd and Lyons Rd.
