A savvy vendor who cleverly subdivided a Moorabbin block could make a windfall by selling just half of the land.

The new townhouse at 84A Bulli St is scheduled to go under the hammer for $1.15-$1.25 million next weekend, March 23.

It was designed by vendor Jon Ryan, who said he had not initially planned to carve up the block he bought for $782,000, according to CoreLogic.

It was designed by the vendor who lives next door.

“I bought the block five years ago with the intention of building one home, but I decided to build two so I was able to stay in the area I love and another family could move in,” Mr Ryan said.

“The site had a tired house on it previously and I designed this house from scratch, very much with family and entertainment in mind.”

The former bricklayer could make back the money he spent buying the land, plus a hefty premium, while still living next door.

The original house was bought for $782,000, CoreLogic shows.

The new townhouse could sell for well above the block’s purchase price.

Four large bedrooms are part of the smart design.

The four-bedroom townhouse for sale has stylish features across two storeys and a low-maintenance backyard ideal for entertaining.

Ray White Cheltenham agent Kevin Chokshi said the house ticked all the boxes for families and was set in a popular location.

“The design of the kitchen is a real jewel in the crown of this property and you’d be forgiven for thinking you were on the set of MasterChef rather than in the family home,” Mr Chokshi said.
