Properties are starting to sell faster in Townsville with new figures revealing a drop in the average number of days home and units are on the market before they sell.

New figures from CoreLogic reveal the average days on market of a house in Townsville was now 56 days and for a unit it was 59 days.

Just six months ago the average time on market in Townsville for a house was 65 days and for a unit was 62 days.

Individual suburbs have recorded much stronger results with houses selling for less time than the average in 21 suburbs and units selling faster than the 59 days in four suburbs.

The sale at 1 Hammond St was the highest sale price achieved in the suburb since 2016.

The fastest selling suburb in the house market was Mundingburra with an average 30 days on market and for the unit market it was Hermit Park with an average days on market of 41 days.

While bad weather and flooding has had an impact on the Townsville property market in recent weeks, there were still deals being done.

Andrew Forster of Knight Frank Residential Sales secured a sale within four weeks of a home which hit the market in Townsville just two days before the weather turned bad.

“It had 26 inspections and 20 of those were straight after the flood event,” Mr Forster said.

“There were several offers, and it ended in a great result.”

According to CoreLogic the home at 1 Hammond St, Mysterton, sold for $932,000 which was the highest house sale price achieved in the suburb since August 2016.

Mr Forster said it was hard to predict how the market would perform after the flooding, but this was a sign that in the areas that were unaffected people were still keen to buy.

He said some parts of the Townsville property market were still doing it tough, but on a whole the market appeared to have stabilised to a new “normal”.

The Mysterton home was well presented with three bathrooms, six bedrooms and an open plan living area.

Mr Forster said the home at 1 Hammond St, had the benefit of being well presented and was in a suburb which had been in demand.

The six-bedroom house had three bathrooms open-plan living areas.

It retained many of its traditional features including VJ walls, polished timber floors, high ceilings.

All bedrooms were on the upper level and the home had a gourmet kitchen which overlooked the outdoor dining area.

The lower level of the home was fully self-contained and had a garage with plenty of storage space.
