An opportunity to secure one of the last remaining englobo lots on the Sunshine Coast has emerged in Yandina, with a Development Approval in place.

The 4.62 hectare property located at 1368 Nambour North Connection Road is being marketed for sale by Scott Gardiner and Peter Capps of Savills.

The property received a Development Approval in 2008 for a 12 lot industrial subdivision, with lots approved to range from 2,226sq m to 6,133sq m approximately.

Director of Savills, Scott Gardiner, said the Sunshine Coast is experiencing a significant shortage of industrial land.

“The Sunshine Coast is the fastest growing economic region in Queensland, however the current supply is not keeping up with the increased demand for industrial sites.

“Coolum Industrial is almost fully sold, with the alternative options including Sunshine Coast Industrial Park in Caloundra, however other areas do not have the same highway access or zoning, which is a drawcard to the widest variety of businesses wishing to operate on the Sunshine Coast,” Mr Gardiner said.

A substantial amount of preliminary civil and earth works have already been completed on site, including the underground infrastructure.

Improvements include drainage and sewer systems, plus water pipes, with contact details for the contractors who completed the works available on request.

Sales and Leasing executive, Peter Capps, said he expects the property to gain interest from buyers on a national level.

“With the growth that the Sunshine Coast is experiencing, we are seeing more national businesses moving here to take advantage of lower occupancy costs and higher job retention across many industries,” Mr Capps said.
