Renowned as one of Brisbane’s most sought-after office parks, Gateway Office Park at Murarrie has welcomed two new tenants in the same building achieving respective rates of $425 per square metre.

Shaw Harrison of Savills Industrial & Business Services negotiated the first deal at 747 Lytton Road premises, on behalf of building owner Garda Capital to professional services firm, Acclario IT.

Acclario IT leased 435sq m on the ground floor with an existing fitout in place, with Managing Director Peter Birbeck describing the moving process as streamlined.

“The whole transition including the negotiations, and planning for the move from the existing building was painless and streamlined.

“Savills was very professional and courteous, which made the whole process less painful than it could have been,” Mr Birbeck said.

The second lease was also negotiated by Shaw Harrison, however in conjunction with Jason O’Meara, and Wes Woodroffe of Savills who worked collaboratively to introduce insurance provider, Youi.

Youi has taken up occupancy of the complete 880sq m second level floorplate of the building.

Youi’s new Murarrie office will serve to house specialist skills especially in Software Development and Marketing.

The Murarrie office is envisaged to attract Youi’s best people in Brisbane that would otherwise not travel or relocate to Youi’s HQ on the Sunshine Coast.

Director of Savills Industrial and Business Services, Shaw Harrison, said his colleagues were looking for accommodation on behalf of Youi in more traditional areas including Milton, Newstead and Woolloongabba.

“We suggested Youi should instead inspect the building at Murarrie.

“They found that the location was ideal for their team and assessors to gain access onto the road networks,” Mr Harrison said.

Previously occupying a smaller building in Hendra, the new lease at Murarrie will provide Youi with additional space to accommodate their future expansion plans.

Mr Harrison said the interest in the Gateway Office Park accommodation to date has been overwhelming.

“We are seeing a trend in fringe occupiers seeking to occupy in more traditional industrial locations.

“Tenants that are normally occupying an office or warehouse facility are seeking out more corporate accommodation in stand-alone office premises that provide them with a more solid corporate identity,” Mr Harrison said.

The leases to Acclario IT and Youi mark the fourth transactions achieved by Savills on behalf of Garda Capital in the last 12 months.
