Spending over 400 days on the market has done little to dispel optimism for the vendors of a Wheelers Hill mansion.

The “Bellagio”-like property at 1 Fairview Ave has been on the market for $6.7-$7.37 million since June last year, according to CoreLogic.

A sale at the top end of that price range would set the suburb’s residential price record, improving on the $7,158,888 paid for 37-47 Lum Rd in September 2016.

It would also easily eclipse the year’s biggest sale in Wheelers Hill — the $4 million paid for next door neighbour 3 Fairview Ave in July.

That property sold at a reduced rate after first being listed with a price guide of $4.8-$5.1 million.

Despite the lengthy time spent on the market for 1 Fairview Ave, Harcourts Judd White new listing agent Joan Eu said a reinvigorated market since May’s federal election was cause for confidence that the right buyer would be found.

“There’s not so many people with that sort of budget — this property is not for just anyone, but I feel there’s a buyer that can just fall in love with it,” Ms Eu said.

“It’s a very rare opportunity.”

Ms Eu said she had long admired the estate, which has a long tree-lined driveway and occupies a high point on the prized street, with views to the Dandenong Ranges.

“It’s so impressive — inside is like going to the Bellagio,” she said.

With an opulent list of features including a magnificent semicircular skylight, private theatre and Azure swimming pool, Ms Eu said only private inspections would be booked, to best show off the 2112sq m property’s features.

The vendors are downsizing now that their kids have married.
