
Move over Ivanhoe, SA has a new residential property transaction record – and the amount paid in fees alone is more than our state’s median house price.
Adelaide’s run of big sales continues, with the sale of a half-finished Leabrook mansion, which has eclipsed the previous state-record holder by $1 million.
According to Department of Planning, Transport and Infrastructure records, 19 Statenborough St, Leabrook transacted on June 30 for a record $8 million.
Formerly owned by Richard DeChellis, SR Property & Consulting Pty Ltd now holds a 10 per cent share in the under-construction Leabrook home, while Dechellis Constructions Pty Ltd — of which Mr DeChellis is one of four company directors — holds the other 90 per cent.
While Toop&Toop Real Estate chairman Anthony Toop — who was involved in the transfer — stressed it was not technically a sale, it is the highest priced residential property transaction to have been processed by the Land Titles Office.
“It’s a fair dinkum transaction and a record, but it’s not a sale.”

According to the certificate of transfer, the new owners paid a whopping $433,830 in stamp duty and a further $65,867.50 in LTO fees.
It is almost four and a half times more than Leabrook’s current median house price of $1.8175 million. Read more about the property here.
While the transaction set a new benchmark for prestige property in SA, the landmark home is not the first to make headlines for its eye-watering sale price.
An analysis of CoreLogic data of settled properties to June 1, this year, has revealed the top sale in each of Adelaide metro council regions, with the 19 properties rounding out to a combined total of $72 million. See the full list below.
While Burnside Council now holds the citywide record for top residential sales, Walkerville’s 9 Edwin Tce, Gilberton, which sold for $7 million, set the previous record Two-and-a-half years ago.
The sale eclipsed the now third highest sale, historic Glenelg mansion Stormont, which sold for $6.5 million in 2010.
While some council records were set more than 10 years ago, the majority of top sales were made over the past two years.
Among the most recent sales is 81 Seaview Rd, Tennyson – the former beachside home of the Shahin family – which settled for $5.2 million in April, this year.
