Analysis of property listings has revealed waterfront homes are still available in the Greater Sydney area for as low as $670,000 – if you know where to look.

The bulk of the cheapest deals are on the city’s northern and southern outskirts, including pockets of the Central Coast and by Botany Bay.
This property at 30 Neverfail Bay, Berowra Waters, has a $670,000 guide. But you’ll need a boat.
Among the cheapest waterfront homes currently available is a three-bedroom house on Birdwood Drive in the Central Coast suburb of Blue Haven. The property on a 670sqm block of “absolute waterfront” is listed for $859,000.
Although it should be noted the water in question is Wallarah Creek, which is a notorious dumping ground for stolen cars and often has several rusting wrecks on its banks.
In nearby Toukley, a townhouse with a backyard directly on the shore of Tuggerah Lake is listed with a guide of $750,000-$850,000. However, the front of the house is on Main Rd, which is the main link between the northern coast and the freeway, so has a constant stream of traffic.
No. 121 Birdwood Dr, Blue Haven, has a price guide of only $859,000.
Brand Property principal Andre Kubecka said waterfront opportunities like the Torrens title semi at 129 Main Rd do not come up all that often on the Central Coast.
“You would generally get one, perhaps two of these properties come a year at this price point,” he said.
“This one is absolute waterfront, so you can launch a boat from your backyard if you wanted to.”
If you’re fine with only being able to access your property via boat, house hunters could opt for a two-bedroom cottage at 30 Neverfail Bay in Berowra Waters, which has a guide of $670,000.
Comparable sales suggest 169 Settlers Rd, Lower Macdonald, should fetch between $1.1 million and $1.2 million.
Launch a boat from your backyard for cheaper than the cost of the average Sydney house.
Otherwise a three-bedroom Lower Macdonald property with a deep waterfront on the Macdonald River might be an alternative with it tipped to sell for around $1.1 million to $1.2 million.
WFR Real Estate’s Bernadette Rice said waterfront properties in desirable locations were not as expensive as one might thing,
“This property is perhaps in one of the most sought after locations on the Macdonald River where it is deeper enough for water sports and to launch a property from your backyard,” she said.
The Toukley property is described as an entry-level waterfront home on the Central Coast.
The Torrens title home has three bedrooms.
Realestate.com.au data showed some the cheapest suburbs to buy a waterfront property in Greater Sydney start from $640,000 for houses in Lower Macdonald, followed by Chain Valley Bay The Entrance and Chittaway Bay.
Unit hunters after a good deal should look to The Entrance, which has a median of $505,000, otherwise The Entrance North, Ettalong Beach and Bateau Bay are safe bets. Brighton-Le-Sands had the lowest median in terms of proximity to the city at $732,500.
