Lucinda Perrin, of property advisory and styling firm Opened Beautifully, has snapped up a Bronte home for about $11m with a view to doing a renovation and flipping it.

PPD Real Estate principal Alexander Phillips had the two-level five-bedrooom, three bathroom home with double garage and pool at 28 Yanko Ave on the market for just five days before Perrin pounced.

The sale was one of three big Bronte sales by Phillips in a week, the others being $12m also in Yanko (a street record) and another for $7.25m deal in Evans St. His colleague Anthony Puntigam had a $3.32m sale in Boundary St.

Perrin sees potential to add value.

Perrin admits the price she’s paid is “probably at the heavy end” but, even though the house already has stylish interiors by award-winning architect Mary Ellen Hudson, she sees potential for improvement.

“The dark wood could be brightened … I think we’ll get a bit more for it.”

The house, on a 550 sqm block, is full of light thanks to its northerly aspect and it also has sweeping ocean views.

Property records show the home last sold in 2004 for $3.5m with renovations and an extensiion, including the pool, done the following year.

Perrin admits the price was “probably at the heavy end”.

Perrin knows a thing or two about buying and selling for big profits, having sold 21 Fairweather St, Bellevue Hill for $10.9m in March. She’d done a $500,000 renovation since purchasing it for $3.2m in 2013.

And she’s also doing a big job on a house bought in Edgecliff. “We’re adding a storey to it,” Perrin says.

In the meantime, Perin and colleague Kim Lane are busy helping their clients, whether that be helping sellers with decluttering and rubbish removal; property styling and presentation; floral and plant display; repairs and maintenance; mould removal or painting or decorating.

They can also help families with deceased estates and assist buyers, whether it be a new home purchase or for investment.
