Less than a week after a 1,000 sqm Marrickville’s home broke the suburb record, another home has claimed its title.

Selling under the hammer for $4.26m, the five bedroom and four bathroom property at 18 Harney St Marrickville held the title for just four days before being outsold.

The title for the highest selling property at auction in the Inner West suburb now belongs to a four bedroom and two bathroom home at 349 Livingstone Rd.

349 Livingstone Rd sold for $4.375m under the hammer in November.

CobdenHayson agent Alex Mastoris had the listing and said the property sold for auction on the 24th November for $4.375m with six registered bidders attending the Thursday night sale.

Mr Mastoris told The Daily Telegraph that despite the 556 sqm property being half the size of the previous record holder, it beat it by $95,000 – ultimately selling to a local downsizer.

“I had an inkling throughout the campaign that this home was going to sell well at auction, but it was difficult to price,” Mr Mastoris said.

The home was architecturally designed and completed in 2018.

“Buyers were told it would sell around the $4m mark, the only question was how much would it sell above that threshold. The vendors actually asked me if it could’ve sold for $5m, but it just fell short at auction.”

The property only accepted pre-registered appointments prior to auction and included a courtyard with a freshly revived garden.

The Marrickville home also included five-metre tall ceilings, heated concrete floors, an expansive living room and a formal dining room.

One of the home’s key appeals to buyers, was its stunningly tranquil and earthy indoor garden.

“[The universal appeal of a walled courtyard house with a garden at its heart has had a fresh revival, with ‘Courted House’ presenting a seamless fusion of indoor to outdoor living, anchored on each corner by calm spaces and offering stunning communal zones,” the marketing collateral read.

Mr Mastoris said location was a also major selling point for potential buyers, with both local and out-of-area interest in the home.

“What’s interesting for us is that we saw buyers from the Eastern suburbs looking at it who normally wouldn’t have paid attention to the property.”

The property surpassed the previous record by $95,000.
