Auctioneer Michelle Winckle put the heat on potential buyers in the shady yard at 46 Reserve Rd, Grovedale.


The lush garden surrounding a one-owner Grovedale house provided the perfect sanctuary as the first flash of summer saw plenty of potential buyers melt away in 30-plus degree heat on Saturday.

But one party was able to deal with the heat of Saturday’s auction at 46 Reserve Rd, Grovedale, offering a $555,000 opening bid before going inside to negotiate a deal.

The buyers, who are planning to upgrade from a unit in nearby Marshall, will pay $660,000 for the 659sq m property near Grovedale’s fire station.

Hayeswinckle, Armstrong Creek listing agent Leigh Fletcher said the lush garden had enticed to buyers to the property.

“It was a good result in the end. It was the location, they liked the gardens and how private and nice they area.

“They are upsizing from a unit so they wanted something with a bit of land.

“It was a really nice home.”

The property holds the original three-bedroom brick veneer home.

The architect-designed residence has two living areas surrounding the central kitchen, with three bedrooms, including a spacious main room with a walk-in wardrobe and ensuite.

Clerestory windows draw natural light deep into the kitchen and dining area, which opens to a central courtyard.

Auctioneer Michelle Winckle said the position was absolutely stunning.

“It presents so beautifully on a 30-degree day with these trees,” Ms Winckle said.

“It’s mind blowing that it’s cool. The house just oozes the garden. When you walk through the light is brought in from the garden and every aspect from the house looks out to the garden.”

Ms Winckle said it was easy to tell it was a one-owner property.

“You can tell by the way they’ve maintained it over the years that it’s sturdy, it’s solid.

“It’s in a fantastic position, its walking distance to schools, walking distance to shops its close to transport, to the marshall train station and quick access to the Surf Coast.

“It’s ticking all the boxes, this is a fantastic buy for a young family to move into, a downsizer that wants something a bit smaller but with the garden.”
