Hayeswinckle, East Geelong agent Matthew Roberts, who listed the home with fellow agent Yan Lin, said bidders could be excused for seeing double at the property.

“We have a double block with two titles, and if you ask me this property offers the two biggest ticks in real estate which is location and potential.”
Two bidders contested the auction, taking the price from $600,000 to $770,000, before Mr Roberts passed the property in.

The parties negotiated a $810,000 sale price after the auction.
The period home at 20-22 Carrington St is close to Carr St, which leads to South Geelong train station, while local shops and cafes are nearby at Breakwater Rd or Garden St shops.
The circa-1900 residence retains its period charm, with high ceilings lined with Baltic pine boards and decorative plasterwork.
An open fireplace creates a cosy setting in the lounge, where French doors open to a side veranda.

The dining room flows onto a covered outdoor area and the back, which looks on to a deep, and wide, backyard.

Mr Roberts said the buyers were motivated to upsize to a bigger space but remain in the same neighbourhood.
They’ll be trading an East Geelong address for Thomson.

They need more space because their house at the moment is on a smaller block, they just want more space.
“They love the area, and they are just upsizing with the land and the rear lane access to the shed and everything. It make sense.
The sale underlines the value of low tech marketing options, with the buyers learning the property had come on to the market through a flyer dropped in their letterbox.
“You never know where your buyer is going to come from so you’ve got to do it all,” Mr Roberts said.
“I know everybody hates those letterbox drops, but you never know when it’s going to work.”
