High-profile developer Tim Gurner is selling a $15m slice of his St Kilda haven to the rich and famous, complete with a games room inspired by cricket legend Shane Warne.
The Saint Moritz complex looking out to the bay from the site of the old Novotel hotel will have the likes of football firebrand Sam Newman and real estate business guru Antony Catalano, who paid close to $30m for a penthouse, walking its halls.
Shane Warne also had a perch marked out, though his family sold it after his shock death last year.

But the spin King’s plans for a lavish entertainment space in his residence live on, with an entertainment space in Mr Gurner and his wife Aimee’s residence “a bit inspired by Shane’s apartment above”.
It features a black stone bar, bespoke billiards table and opulent lounge area.
The four-bedroom, five-bathroom “wellness” residence at 301G/14-16 The Esplanade also has half-a-million bucks worth of marble and stone imported from Italy, a $500,000 staircase between its two levels and a $120,000 sauna in the main bedroom’s ensuite.
The black marble bar in the home’s second living space was partly inspired by a similar feature Shane Warne had planned for a home he expected to move into upstairs.
A bespoke billiards table gives the games room a touch of class.
Styling by Ms Gurner includes a 5.5m long marble island bench in the kitchen that had to be craned into the apartment via the balcony. The space also has a large butler’s pantry and Gaggenau appliances.
The home’s main living space has 6m-high ceilings and there is a six-car garage in the basement for “show cars”.
“Aimee and I love to create amazing spaces and invest ourselves into the detail as a distraction from daily life,” Mr Gurner said.
“In some of our projects we choose one special apartment and create something truly unique for the market. This is that residence.”

Anyone with the bank balance to justify an inspection might also be surprised to see a life-size ceramic sumo wrestler by French artist Alexandra Gestin under the stairs — but it’s from the Gurners’ personal collection and won’t be included in the sale.
Despite market turmoil amid soaring interest rates, the development boss said things were good for Melbourne’s top end.
“Our intention was always to sell at some point,” Mr Gurner said.
“I think the market is going through a big test. The market more affected by mortgages is in a tough spot, but we are not seeing any pull back — we are seeing the opposite.
“Any unique property is still going really well.”

The double-storey apartment has a second living space looking out to the bay.
Another property the pair are connected to at the firm’s Victoria and Vine development in Collingwood was listed for sale at $6.5m earlier this year, and is understood to be close to locking in a new owner.
Mr Gurner said the Saint Moritz building was now 95 per cent settled, with final works being concluded on three penthouses, one of which was planned to include a private rooftop pool.
The project was designed as an homage to St Kilda’s days as a waterfront playground to the rich and famous.
Residents also have access to a 12-seat cinema, basement champagne bar, in-house personal training, yoga, doctors, personal stylists and housekeeping.

The Saint Moritz development on the site of the former Novotel Hotel in St Kilda is almost complete, and many of its rich and famous residents have already settled.
An anti-ageing wellness retreat in the building offers cryotherapy, float tanks, spa rooms and an underground pool.
