31 Murrumbeena Rd has set a new record for Murrumbeena after selling for $3.8m.
The benchmark for house prices in Murrumbeena has shifted again after a five-bedroom house quietly changed hands in a $3.8m deal that set a new record for the suburb.
And Gary Peer Carnegie agent Christian De Frece is determined to get the postcode’s first $4m-plus sale in the near future.
Mr De Frece recently sold 31 Murrumbeena Rd in an off-market transaction that has become the southeast ‘burb’s priciest to date, pipping the previous $3.68m record set last year by No. 19 on the same street.

Set on a spacious 1137sq m block with a swimming pool, the property sold for the first time in nearly 20 years to a local family looking to upsize.
“It’s one of Murrumbeena’s finest homes that has been beautifully looked after,” Mr De Frece said. “It’s a cracker.”
The agent added that the sale was almost 10 years in the making after he met the vendor back in 2015 when doorknocking in the area.
The record was previously held by the $3.68m sale of 19 Murrumbeena Rd.
Although she initially planned to sell the property next year in a move to downsize, Mr De Frece gifted the seller an early Christmas present after recently finding a buyer keen to take on the 1940-built home.
It comes after Murrumbeena was revealed as the second strongest housing market in the state after its median house price shot up $146,797 (9.61 per cent) in the past 12 months to hit $1,674,117 in September, PropTrack data shows.
Mr De Frece noted that demand in the area had “gone crazy”.
5 Spark St, Murrumbeena, is currently for sale with a $1.7m-$1.85m price guide.
“We’re getting bigger results … I’m trying to get Murrumbeena’s first $4m sale” he said.
“It’s such a good, family area and close to Chadstone, Murrumbeena shopping centre and Hughesdale.”
The agent currently has another listing in the suburb at 5 Spark St – a charming three-bedroom brick clinker covered in ivy.
Built in the 1950s, the property has been cherished by one family for nearly 40 years.
It has a $1.7m-$1.85m price tag ahead of its auction on October 28.
