The home was first built in 1880

Former Melbourne Rebels Super Rugby club owner Andrew Cox has put his prestigious 1880s Italianate mansion back on the market after it failed to sell two years ago.

After a two-year hiatus, the six-bedroom, six-bathroom ‘Golden Mile’ home at 3 Moule Ave, Brighton is seeking expressions of interest with a revised $13.5m-$15m price tag.

The home, named ‘Narellan’ is situated on 1389sq m and has been ‘meticulously renovated’ while maintaining its historic presence, according to its listing.

The home includes an impressive grand entrance, a drawing room, a spacious open-plan kitchen, a billiards room with a bar, gym, sauna, pool and a tower with panoramic views of Port Phillip Bay bay and the city.

The residence was also previously owned by Seek co-founder Andrew Bassat.

The lucky buyer will get to swim among luxury

Owner of private equity fund Imperium Capital Group, Mr Cox previously put the home on the market in April 2021 with hopes of it being snapped up for an eye-watering $18m-$19m, but it failed to sell.

Executive Director Gowan Stubbings from Kay & Burton Stonnington said it was already attracting great interest, despite the listing only going live online on Tuesday night.

“Homes built in that time period of the 1880s always attract attention of the marketplace, it’s an iconic home,” Mr Stubbing said.
“I think the eventual buyers will likely be a family. The current family have been there for many years and I suspect the new family will enjoy the home just as much.

“There isn’t much available like this in the Brighton area so I suspect we’ll be seeing strong interest from buyers.

“The property’s position is highly coveted … the views, the access to the beach is best of best.

Mr Stubbings said the market overall in his patch was strong across the board.

The ground level boasts a majestic study, a flexible self-contained guest wing with two bedrooms and a commercial-grade kitchen, ideal for catering or personal service.

The home also includes a magnificent billiards room with a bar reminiscent of world-class hotels, a spacious gym, and a sauna.

“We’ve noticed the market has shown consistently good results. Interest rates staying on hold has been a big factor in confidence in the market, with potential cuts in place later this year.”

Mr Stubbings was unable to confirm Cox as the owner of the prestige mansion, but the Herald Sun understands that the home has not changed hands since last being listed in 2021.

The home was last listed by Jock Langley of Abercromby Real Estate in 2021 for 97 days before being pulled from the market, according to CoreLogic data.
