It’ll need more than a skip or two to empty out. But this derelict home, which has unused for almost two years, has attracted an onslaught of offers after just one week on market


The gloves have come off over a derelict property in Swan Reach, despite its unkempt appearance having raised a few eyebrows.

The deceased estate at 4 Nildottie Rd, which has remained untouched since its former owner died 18 months ago, has sold after less than two weeks on market and with eight formal offers on the table.

Selling agent Michael Cox of Raine and Horne said the circa 1890-built cottage had been marketed with a price guide of around $100,000, making it an attractive offering for reno enthusiasts.

However, he said not everyone was impressed with the appearance of the home, with many of the former owner’s personal items and memorabilia still on display in disarray.

“It’s been an interesting campaign and we did receive some texts and emails saying we should be embarrassed to sell the property as is but the vendor’s circumstances are difficult…so we’ve been very open and honest about the state of the home,” he said.

“The property has not been touched, except for the removal of a few personal items, so it’s being sold as raw and authentic as it is.”

Mr Cox said interest in the 1888sq m estate, which is located 127 km northeast of Adelaide on the Murray River between Blanchetown and Mannum, had been diverse.

He said the major driver behind strong buyer interest was the property’s near riverside location and affordability.

“We’ve had interest from buyers from Adelaide, the Adelaide Hills, and buyers who already have acreage in the Murraylands, so it’s been a real mix,” Mr Cox said.

“They are a combination of young first home buyers trying to find their way into the market, locals who want to see it restored to its former glory and people just looking for an affordable rental flip.

“Either way, it has a lot of potential as it sits on a big block on one of the town’s main roads and opposite the police station.”

As it stands, the home features two bedrooms, a main living space, a separate kitchen, parking for up to two cars and a massive 40m frontage.

Any major additions or extensions will be subject to council consent.

Swan Reach forms part of the Mid Murray Council district, which has a median house price of $377,500, according to PropTrack.
