A Brighton property that could host the suburb’s coolest movie nights next summer could now be yours.
The four-bedroom house at 123 Roslyn St has been listed with a $7.8m-$8.35m price tag, and is built and owned by Ryan Jafari of Jafari Property Group.

Mr Jafari said he purchased the block in 2020 and started constructing his home in April 2021 with the goal of creating a place that was both modern and timeless.
“Every single room, every single surface was considered rather than only just heroing the kitchen or the theatre room and then not paying much attention to anything else,” he said.
“We did wallpaper, we did a custom travertine bed head, leather drawers; things that you find in a hotel room, we wanted to make sure that somebody can enjoy that every day.”
He added that because it wasn’t initially a commercial venture but for his own family, there was an emotional aspect that influenced its design.
“While money is important, you really want the best of the best; this house, I just wanted to make sure that it really stood the test of time,” he said.
“Being a builder, the quality of materials that I use behind the finishes as well are important to me.”
Tall arched windows and a substantial American Oak front door are standout features of the abode’s facade, while inside, marble, travertine, Venetian plastered walls, curves and high ceilings are consistent throughout its interior.
A marble wine room with steel racking and storage sits adjacent to the open-plan dining and living space.
On the home’s basement level, there’s dark and moody cinema room with a bar, a wall-to-wall mirrored gym and a steam room with a changing area.
Fredman Property Group director Joel Fredman said the quality of the residence and the selection of its finishes were “beyond the norm”.
“It’s just the next level of quality that you’ll see in Brighton, from the Venetian plaster walls to the slimline brick work,” Mr Fredman said.
“It’s got real street presence, and you’re quite taken aback as you’re walking up to the front of the house; It’s very imposing.
“The basement itself has a fully fitted out gym and one of the best theatre rooms that I’ve ever seen.”
He said the “stadium screen” above the pool was pretty rare and was perfect for watching a film or sport either in the pool or from the alfresco area.
“A real entertainer’s touch, having friends and family over and watching the footy and having that outside I think is really cool,” he said.
Mr Jafari said he just wanted to do something cool and add a “wow factor” with the pool movie theatre.
