In a clear indication that quality properties on the Upper North Shore continue to be in high demand, Savills Cordeau Marshall has sold a home at 61 Boundary St, Roseville for an impressive $3,300,000 dollars after just one open home. Listing agent Stephanie Hearne, who also sold the property two and half years ago at auction, said the result was well above expectation achieving a street record and representing a sizeable 51% increase in value since it last exchanged in 2014.

The buyers are Australian ex-pats living in Singapore who are planning on returning to Australia and who have been searching for a period home in the area close to schools and transport for some time. Having missed out on other properties, they were very keen to secure ‘Glenayr’, a stunning circa 1895 four bedroom character home with pool on 1336sq m, prior to auction.

Savills targeted and effective marketing and global reach ensured access to the right pool of qualified buyers, and in a scenario occurring more frequently, the family conducted a virtual tour through the Savills property video. The buyer’s parents inspected at the first open home and an offer was then made. Negotiations ensued soon after, with a final offer being accepted on Saturday evening and the exchange of contracts on Sunday morning.

“It all happened very quickly,” says selling agent Stephanie Hearne, “Luckily I had no plans for the weekend and made it happen for my sellers who are delighted with the price and the quick sale!”

The vendors love the local area and have bought a larger home nearby for their growing family. Having made minor improvements to the property, they were very pleased with the sale price achieved.
