SELLING a house at auction continues to deliver great results for SA house sellers as new data reveals Adelaide’s clearance rate is holding steady despite sale rates declining interstate.

Adelaide’s clearance rate rose by 0.2 per cent over the December quarter to 63.3 per cent, according to the latest CoreLogic data. Adelaide and Brisbane, also up by 0.2 per cent, were the only two capital cities where clearance rates rose over the past quarter.

This is in stark contrast to Sydney and Melbourne, where clearance rates dropped by 9.1 per cent and 4.5 per cent respectively.

The report states there were 1524 auctions held in Adelaide during the December quarter — a 39.17 per cent increase on the 1095 auctions held in the September quarter. It also represented a 1.12 per cent increase on the 1507 auctions held during 2016’s final quarter.

CoreLogic auction analyst, Kevin Brogan, said Adelaide’s steady auction clearance rate reflected the market’s consistency.

“I think that steadiness can be explained by the way in which we undertake auctions in Adelaide,” he said.

“We had around 1500 auctions here in Adelaide for the quarter, and in Sydney there were 11,000 and in Melbourne there were more than 15,000.

“In Adelaide, we’re more discriminating in the types of properties taken to auction and the real estate agents are exercising their expertise and professional judgment in picking properties … where they think it’s going to give them a solid result.”

CoreLogic data shows Prospect, in Adelaide’s inner north, was SA’s most successful auction suburb, where 89.7 per cent of the 32 homes taken to auction for the quarter sold under the hammer. It edged out Magill, in the east, which had a clearance rate of 69 per cent, Norwood on the city fringe (65 per cent), and the eastern foothills suburb of Rostrevor (64 per cent).

“There is a steadiness in the market and moving into 2018 there’s no reason to suppose our level of auction activity or our level of success at auction is going to be dramatically different,” Mr Brogan said.
