In the market for a new business location that’s a little outside the box?

Have a little faith, this York Peninsula property is offering a divine opportunity even for the most fastidious of buyers.

Located in the heart of Yorketown, 19 Edithburgh Rd is one of the town’s oldest churches, with a history dating back 120 years.

It has been listed for sale with a price guide of $365,000 to $395,000, making it only the second private sale after being relinquished as a church asset by the SA Baptist Union in 2003.

Vendor Kylie Williams, who was drawn to the property almost 20 years ago, said owning a church had been a lifetime dream.

“I bought it when I was still living in England and originally had a friend live in it for the first four years, until I came back to Australia,” she said.

“But for most of it, it’s been a massage, wellness and meditation centre and it’s been a beautiful place to facilitate these sort of offerings in.

“While it could easily be a residence, I like the idea that the church offers something for the community.

“There are still people alive who remember getting married there or attending Sunday school, so in a perfect world I’d like to see it sold to someone who will use it for community use or set up a new business.”

Built circa 1903, the church is set on 1040sq m of land, with a zoning of Township Activity Centre.

It means the property, which encompasses two freestanding buildings, is versatile in its use and ideal for future business ventures.

The former Sunday school building, at the rear, is currently used as a treatment facility with two separate rooms, a kitchenette, an open-plan living space and a bathroom.

Meanwhile, the main church hall still features original floorboards, leadlight windows, Baltic pine ceilings and historical placement stones.

This space displays extra high, 5.2m ceilings, conducive to a second floor, subject to development consent.

Selling agent Lana Bennett, of Harris Real Estate, said buyer interest was gaining momentum with its location a key drawcard.

Yorketown, located just 91km west of Adelaide, is famously surrounded by 200 salt lakes, including the Instagram-worthy Pink Lake.

“This property is pretty rare to the marketplace and has a lot of versatility,” Ms Bennett said.

“Yorketown is a very central town and offers a lot of services. It is also often seen as the gateway to the bottom end of the York Peninsula.

“So for someone wanting to utilise the local lifestyle here, be it to set up the property as a business, or even to set it up as a holiday home, I think the location would be very well suited to that.”

Yorketown has a median house price of $240,000, according to PropTrack.
