The buyers were the strongest bidder for the three-bedroom residence at 82 Mount Pleasant Rd, which passed in for $1.12m at Saturday’s auction.

They negotiated a $1.16m sale price immediately after the auction, which was midway through the $1.1m to $1.2m price guide for the 753sq m corner property.

Barry Plant, Highton auctioneer Matthew Constantine the buyers had appreciated the efforts of the owners in presenting the property.

“It’s absolutely presented to perfection from the front gate to back,” he said.

“The meticulous attention to detail in the landscaping and the presentation of the home itself.”

The auction at 82 Mt Pleasant Rd, Belmont, attracted a large crowd.

Mr Constantine said the flexible floorplan offered three good-sized bedrooms, two genuinely good sized living areas and the orientation of the north-facing outdoor area, which was landscaped with a pool and a proper sized garage.

There are three living areas and three bedrooms in the house that’s laced with period details, such as art deco ceiling roses.

Mr Constantine opened the auction with a $900,000 vendor bid, with two bidders taking the price to $1.12m before it was passed in.

“They were very much attracted to the lifestyle,” Mr Constantine said.

“They were initially looking north of the river but what attracted them to Mt Pleasant Rd was both walking distance to the shops and the river and the fact it was so well landscaped, the house had been tasteful renovated and good garaging.

“It was very much a lifestyle choice for them making the purchase.”
