An unliveable Annandale home in need of complete renovation has come up for sale with a jaw dropping price of $3m.

When asked what in the property needed to be done, listing agent Simon Pilcher from Pilcher Residential Annandale said “everything.”

“Let’s just say there is no toilet inside,” he said.

Almost one hundred years old, the home at 276-278 Trafalgar St appears to have crumbling plaster, a rusted balcony balustrade, peeling paint and a barely standing wooden fence.

Mr Pilcher said it would need at least $1m-$2m worth of renovations to make the property liveable. There is currently only an exterior toilet on the property.

The renovation is “not for the novice” Mr Pilcher said, and that future owners would need to be professional builders or to hand the job over to an architect.

He said fixer uppers were quite popular in Annandale due to their rarity.

“We sold one in pretty similar condition only three or four weeks ago and it was hotly contested,” he said.

The whole suburb of Annandale is in a heritage conservation area, so the properties can’t be knocked down and rebuilt.

Homes in Annandale – even those in need of heavy restoration – are quite popular due to the appeal of the historic exterior, Mr Pilcher said.

“People love the heritage streetscapes and look forward to restoring them and doing something more modern on the inside,”

Annandale is a heritage conservation area and the homes cannot be knocked down.

The home is solid brick on sandstone construction and is freestanding on the north side.

Mr Pilcher said the property was already attracting interest, primarily with families local to the area and some looking to move from the eastern suburbs.

The home has some redeeming features including views of the city skyline and historic fireplaces throughout.

Annandale’s median house price is $2.037m, according to PropTrack data.

The property will go under the hammer on November 4 at 3:30pm.
