Cricket legend Shane Warne’s planned Portsea party pad has been relisted for sale with a $500,000 price cut.
The late King of Spin had hoped to turn the 65-67 Duffy Rd property into the ultimate seaside entertainer, with plans indicating he wanted to include a jet ski garage, bowling alley, home gym, theatre and library in the rebuild.
Warne’s family listed it for sale in June this year with a $5.5m-$6m asking price following the test bowler’s tragic death in 2022.

But it was pulled off the market a few months later without a deal signed.

It’s not the first time one of Warne’s property sales was interrupted. His last listing, the Brighton house where he added a nightclub to the basement, hit the market early in 2020 but was withdrawn for a number of months as lockdowns interrupted Melbourne’s property market.
JP Dixon boss Jonathan Dixon said the asking price for the Portsea property was now $5m-$5.5m — a level he felt would attract more attention from buyers.
Mr Dixon handled many of the sportsman’s property sales and was also a golfing partner to Warne, who received a mention from Sam Newman during the cricketer’s send off at the MCG last year.
Warne spent more than $65m on a variety of properties during his life, six of them in Brighton where Mr Dixon is based.
Warne had planned to build a jetski garage among other things at the property.

After running the first open home for the Portsea property since relisting it for sale, the agent said he expected the home would go to someone who would live in it rather than use it as a holiday home.
“We’ve had a bit of interest from locals and in Melbourne,” Mr Dixon said.
“But it’s mostly from people wanting to live down there.”
Peninsula Sotheby’s International Realty boss Rob Curtain sold the property to Warne for $3.6m in 2020, and has since revealed he’s expecting there could be significant numbers of holiday homes in the state’s priciest coastal hamlet to be listed for sale following a state budget plan to increase land tax from January 1 next year.

The move aimed at buoying the state’s coffers after Covid-19 was aimed at investors, but will also hit holiday home owners — as will a more recently announced vacant home tax that will slug owners 1 per cent of the capital improved value of their property if they do not reside there for at least four weeks of the year.
