Mosman’s prestige property market has started strong this year with nine $10m-plus residential sales already and another 21 houses listed for at least $10m each — including 11 properties with price tags of at least $15m.

Richard Simeon, of Simeon Partners, has sold five Mosman properties for a total of $42m this year across the price spectrum.

His latest sale is $19.2m for a Balmoral “masterpiece” that sold in just 15 days and there were three contract holders chasing it. The guide had been $19m.

Number 8 Windward Ave was built to a standard rather than a price and was the home of investment banker Mark Ewart and his wife, Jenny.

The couple engaged architect Heather Buttrose for the whole project, and she designed the five bedroom house to face north and be side on the view so every room enjoyed a harbour view.

The cul-de-sac house just a 500m walk to Balmoral beach had an expressions of interest campaign closing March 12 but locals, international buyers and out of area buyers were all chasing the home with its 4m high beech panelled ceilings and oak floors.

It sold to an out of area family.

Simeon said buyers loved the tranquillity of the property, the attention to detail and the sheer quality of the craftsmanship.

“We haven’t seen such a surge of high-end sales in Mosman,” he said.

“Mosman’s performance in the early part of this year at the high-end is substantially stronger than other leading Sydney markets … Mosman has always been a suburb that attracts buyers from the upper north shore, eastern suburbs and northern beaches but we have seen a big injection of buyers moving into Mosman this year,” he said.

According to the REA Group there are 12 fresh Mosman listings with at least $10m guides booked to go to auction up until April 6 and another nine older listings that have been on the market for a few months.

The median house price in Mosman is $5.205m, up 7.3 per cent in 12 months, according to PropTrack.
