Roseville has seen a clutch of multimillion-dollar sales this month as families scramble for large north shore family homes beyond the State government’s new high density rezoning areas.

A five-bedroom house in Glen Rd sold for more than $8m in just 11 days, the highest sale in the suburb this year and the second highest Roseville sale ever west of the train line.

Then a new trophy house in Carnarvon Rd sold for $6.65m with more than 200 groups inspecting it, a new benchmark for houses east of Archbold Rd.

There have been four $5m plus sales in Roseville in March and another four houses are listed with price guides above $6m. This in a suburb where the median house price is $3.51m according to PropTrack.

Agents agree that family homes well outside the 500m radius of train stations, being rezoned for higher density by the NSW government, are in high demand.

Jill Henry, of Stone Real Estate, said homeowners living within 500m of north shore train stations are sitting on their hands waiting for clarity from the government and developers alike but buyers are prepared to dig deep for houses well beyond the 500m limit.

The Carnarvon Rd property attracted a lot of interest.


“There are some big sales in Roseville and there are definitely good buyers at that prestige level,” she said.

Jill was taking the five-bedroom Glen Rd to auction in early April but found a buyer for the home with tennis court and swimming pool within days. She now has two more listings with guides over $6m in Alison St and Gerald Ave and expects them to sell well too.

Nahid Coventry, of Di Jones Real Estate, said buyers were looking further afield than before, still wanting to be close to Chatswood and north shore schools but not so close to the higher density development slated for around train stations.

The new owner of 22 Glen Rd, Roseville can enjoy a resort lifestyle.


The Glen Rd home also has a pool with a waterfall feature.


“They are not wanting to be parked out but wanting somewhere quiet and are looking further afield,” she said.

According to PropTrack, the median house price in Roseville is $3.66m. That’s up 1.7 per cent over the past 12 months.
