Gold Coast builder Alroe Constructions has been appointed to construct Ocean Suites on Jennifer, a collection of waterfront villas at Runaway Bay.

The $23m project is moving full steam ahead with four of the seven villas now sold and construction expected to start this month.

Designed by multi-award-winning building designer, Stuart Osman, the project being developed by Sand Side Developments which recently completed the luxury waterside residences at Paradise Point, Marina Palms.

Ocean Suites features seven luxurious four-level villas each boasting their own rooftop terrace with panoramic views, alfresco dining and a bar, a pontoon with direct access to the Broadwater, and a private Italian five-person lift.

NPA Director Andrew Erwin said the appointment of Alroe Constructions marked a significant milestone for the development, which is now well on its way to beginning construction.

“Ocean Suites on Jennifer is a bespoke development with four levels of opulent waterfront living that offers an elevated lifestyle by the ocean,” says Mr Erwin.

“It’s a haven for boaties and water lovers. The Broadwater is arguably one the Gold Coast’s largest and most amazing natural assets and Ocean Suites boasts absolute Broadwater frontage.

“This boutique development has very limited opportunities available and with Alroe Constructions now appointed and construction expected to commence, I don’t expect the remaining three villas to be on the market for much longer.”

Designed to maximise the pristine seaside location, the villas blur the line between inside and outside living, with expansive floor-to-ceiling windows framing the waterfront vistas.

Each villa ranges in size from 345sq m to 388 sqm and features four large ensuite bedrooms, two living areas ideal for zoned living, natural stone, wool carpets, and brushed brass finishes.

Each also boasts two entertaining areas including a 10.5m wide undercover patio area, plunge pool, outdoor shower and fire pit area.

The master bedroom has a luxurious ensuite complete with a freestanding bath, dual stone vanity, two shower and two rainwater heads. There is also a designer walk-in robe and a make-up space with an oversized, backlit mirror.

Alroe Constructions director Tye Alroe said Ocean Suits on Jennifer mirrored its natural surroundings perfectly through the clever use of natural elements such as natural stone, timber-look aluminium, concrete, and timber floors.

“Stuart Osman has crafted an exceptional project with a clever use of space; the villas are so spacious, with unrivalled attention to detail and premium materials,” he said.

“Every aspect of the design is high end, we will be using block work concrete combined with light weight features to give it the soft texture on the outside.

“With a short build time of just 14 months, buyers can expect to be settling into their new homes by mid-2025.”

Each villa at Ocean Suites on Jennifer is fully equipped with smart home technology offering control over lighting, airconditioning, the video intercom system, and the garage.

Located within the northern Gold Coast suburb of Runaway Bay, the development is 300m by canal to the Broadwater by boat or jet ski or just an 80m walk to an exclusive beach by the Broadwater.

Ocean Suites on Jennifer is expected to be complete come mid-2025 with remaining villas starting from $3,395,000.
