Advertising guru David Droga has commissioned star architect Luigi Rosselli to build a “new Australian icon” on the site of Australia’s most expensive oceanfront home.

And local prestige specialist Simon Exleton of Pillinger says once complete in 2026, it will be the nation’s first beachside $100m home.

New York-based Droga bought the crumbling bungalow Lang Syne above the coastal walk at Tamarama for a record-breaking $45m last May, and plans are set to be lodged with Waverley Council for a new “landmark residence” by the prominent architectural firm.

When reflecting upon the sale, Droga said it was a “wonderfully irresponsible thing to do”.

“I always thought it was the best piece of land in Sydney.”

Information due to be published on the Rosselli architects website today quotes Rosselli advising: “The design [for the house] will be unique, befitting the unique location, it has the potential of being our best building for the decade … or longer.”

And compared with some of the homes being built in the country today, the cost will be relatively modest — DA documents reveal a surveyor’s report stating $9.5m.

This is low compared with more than $30m for menulog founder Leon Kamenov’s harbourfront dream home in Vaucluse or crypto king Ed Craven’s plans to create a $225m mansion in Toorak.

The local agent, Pillinger’s Simon Exleton, says the $9.5m estimate was conservative, but, regardless of the cost in value terms “it will be the first $100m house on the coast, potentially surpassing Robbie Ingham’s five-level masterpiece on Kenneth St”.

He said it would mean Tamarama “rises to the top as Sydney’s most desirable beachside real estate”.

The description to be published on the Rosselli site today says Droga and his wife Marissa gave a simple brief — “design a family home worthy of such a special and breathtaking location”.

They wanted “something beautiful” that fits in with the natural surroundings.

Given that the Droga family is based in different locations around the world, they want the new Tamarama residence to be “a place to be reunited, replenished, and cocooned”.

The new Australian “icon” is built from bricks, slate roof tiles and sandstone retained from the demolition of the former home on the site.

Large windows frame ocean views and “carefully curated outdoor spaces” and generous landscaping feature mostly native plants to “embed the home within the landscape”.
