In one of the fastest leasing transactions seen in recent times, Southern Cross Marine Supplies (SCMS) have leapt into a new building at 84 Ingleston Road in Wakerley, with the business being forced into action after their warehouse on Boolarra Street in Hemmant recently went up in flames.

Less than 12 hours after the unexpected event, Savills Shaw Harrison had been enlisted by the business to aid them in obtaining a new facility and he immediately hit the ground running, scouting for suitable properties in the immediate area with SCMS that very afternoon.

He identified opportunities for immediate occupation, and within 24 hours of receiving SCMS’ requirement, had secured them an appropriate new space and finalised the lease negotiations for Building 1 at 84 Ingleston Road in Wakerley.

“It was critical for the General Manager of SCMS, Chris McGregor, to keep the business running to provide its staff with ongoing employment,” Savills Associate Director of Industrial & Business Services in Queensland, Shaw Harrison said.

“While managing the aftermath of a very unfortunate event, SCMS received wonderful support from their insurers and staff, as well as the fast response of Savills and their new landlord, Gislers Properties, which enabled them to secure a new building immediately.”

SCMS was impressed by the brand new facility that is Building 1 at 84 Ingleston Road in Wakerley as it allows for fluent flow of all stock, with three roller doors and a large external loading pavement to the rear.

The 1,335sq m building forms part of a larger asset totalling 2,670sq m, with the balance space having recently been leased to a new tenant as well.

The leasing deal was struck at $166,875 or $125/sq m and is a short term deal supported by SCMS’ insurance company, covering the business while they work to rebuild their facility in Hemmant.

“It was an emotional time for the owner of SCMS and he was incredibly thankful to all parties that assisted him and his business in securing a new building in such a short period of time.”

“We got a call on the day their building was destroyed, shortlisted properties by the next morning, completed inspections, and had struck a deal by that afternoon, with the keys handed over the following day.”

“The circumstances surrounding the requirement were extremely unfortunate but we’re so glad we could provide support for SCMS in their time of need and the fact we were able to put a smile on the owner’s face during such a dark time was a real privilege.”
