Sweeping views across Port Phillip Bay to Melbourne’s city skyline meet more than 130 years of history at this impressive Bellarine property poised to break the local property price record.

Charles Stewart’s Andrew Rice said the property named Stoneacres also had an underground wine cellar, stables and close to 1.2ha of gardens surrounding the two residences — which combined offer six bedrooms and four bathrooms.

The original home still retains much of its 1890s Victorian-era charm.

With a $10m-$11m asking price it’s poised to become Bellarine’s top property, with the current record for the area set at $10m by a more than 51ha allotment at 31-99 Spray Farm Lane last year, according to CoreLogic records.

A secondary-building on the property has been used as a cafe in the past.

“This sort of thing with two homes and a lot of history and heaps of dam and tank water, whoever buys it will just walk in and enjoy it,” Mr Rice said.

“It’s a lot of real estate for the money.”

There’s also scope for an income stream, with the home’s second residence once used as a cafe and much of the property used as an open garden and flower farm.

“So you could have it as a restaurant or even an Airbnb, and it has a separate entrance for that element of the property,” he said.

To date, interest has come from families in the Geelong area as well as prospective buyers in Melbourne.

“I’m catering for two-hour inspection times, as I know buyers will spend an hour in the gardens and the old house takes people in for about an hour, too,” Mr Rice said.
