Raking in more than $14 million combined, the 10 most expensive home sales in Townsville so far this year include two record breakers, an absolute beachfront residence and a CBD Queenslander.

REA records show the top sale was a luxury residence in the exclusive Breakwater Quays which was snapped up by a local buyer for $2 million.

The 414 sqm property at 14/48-55 Sir Leslie Thiess Drive, Townsville City, has a beautifully designed home, marina and Castle Hill views, a plunge pool and a private pontoon, all within walking distance of the casino, The Strand and the CBD.

Selling agent Loretta Fabbro, of Remax Excellence Townsville, said the executive two-storey home attracted strong interest.

“I had a doctor from Brisbane, a young family from Sydney and a guy from Auckland,” she said.

“Each and every person I had lined up to buy this property had a boat and needed somewhere to moor it.

“It’s difficult to find property on the water in Townsville where you can have a pontoon and this home is in an exclusive location that can’t be built out.

“It’s such a peaceful property with no noise and the marina at your back door.”

This Queenslander at 13 Clifton St, North Ward, sold for $1.998 million.

Ms Fabbro said the luxury real estate market in Townsville was seeing “a lot of movement” but stock was limited.

“Covid really put us on the map and interstate buyers have pushed the high end of the market along,” she said.

The second most expensive sale to date this year was 13 Clifton St, North Ward, which was sold for $1.998 million in January by Janice Gallagher of Janice Gallagher Real Estate.

The landmark Queenslander is on 1,214 sqm CBD block and has seven bedrooms, five bathrooms, timber floors, high ceilings and VJ walls.

Jools Munro of Ray White Munro and Co had two properties make the top 10 list and both were record breakers.

An acreage property at 23 Golf Links Drive smashed the Kirwan sales record by more than $350,000 when is settled for $1.61 million in February this year.

And 8 Florentor Court, Condon, sold for $1.4 million in March, more than $300,000 above the suburb record.

Ms Munro said the Golf Links Drive property created a stir in the Townsville real estate scene.

“I think the thing about Golf Links is that it was such an iconic house when it was being built,” she said.

Sitting on a golf course, the 4,202 sqm property has a six-bedroom home with two wings, an infinity pool and a huge shed.

“There were 156 groups of people who came through the property physically (during the sales campaign) and 22,904 online inspections,” Ms Munro said.

“At auction we had seven registered bidders and the back veranda was full of people.

“The auction activity exceeded the several offers made to purchase prior to auction.”

This Condon property, at 8 Florentor Court, set a suburb record when it sold in March.

Ms Munro said the Condon property was a grand house in the right location.

The 500 sqm resort style home has four bedrooms, two bathrooms and multiple living spaces, and wraps around the pool and outdoor entertaining area.

“People don’t think of Condon and $1.4 million but there are four streets in Condon that are highly sought after,” Ms Munro said.

“They offer acreage living two minutes from the Kirwan CBD and highly regarded private and state schools.”

Buyers from surrounding areas tried to lock down the 4,000 sqm property but it was a couple from Black River who won the home under the hammer.

Ms Munro said Townsville’s million dollar property market was seeing phenomenal outcomes.

“It’s far exceeding the under $400,000 bracket,” she said.

“Positive population growth has been a wonderful influence and, sadly for the building industry, they just can’t build homes quick enough to satisfy the migration.”

The modern residence at 44 Waterview Drive, Bushland Beach, fetched $1.5 million when it sold this year.

Ms Munro said she believed her recent record breaking sales were a result of strong demand, tight supply and expertise.

“Bringing your property to the market will absolutely produce more than an off market sale every time,” she said.

Jodi Westcott of Page and Pearce had Townsville’s fourth most expensive sale with 44 Waterview Drive, Bushland Beach, achieving $1.5 million.

‘Casa Del Mare’ is an award-winning architecturally designed home with high ceilings, clean lines and 480 sqm of internal space.

“We did start at a high end which definitely limited our buyer engagement but the minute I got it to that $1.5 million mark I was quite smashed with interest for that price range,” Ms Westcott said.

“It’s a spectacular home and complete beachfront.

“That’s hard to get in Townsville. Not even Pallarenda is complete beachfront.”

This classic Queenslander at 14 Kennedy Street, North Ward, was the fifth most expensive sale in Townsville so far this year.
