A Renmark home is taking the morning beauty routine to the next level with its very own hair and beauty salon.

The home-business venture at 167 Fifteenth St not only encompasses a large-sized family home but a shop front with income potential that could see you rolling in more than just hair.

Listed with a price guide of $560,000, selling agent Aaron Willis, of Ray White Renmark Waikerie, said the property was garnering attention from local buyers looking to capitalise on its central location.

The property is located in the heart of Renmark, adjacent the soon-to-open Harvey Norman retail store.

“The property is all on one title and the shop and the house are joined dwellings,” Mr Willis said.

“There’s nothing like it on the market at the moment, this is it, and as a result we’ve had a lot of interest from investors looking to secure both properties for dual income purposes.

“We think that the shop could generate around $15,000 a year, which is actually quite affordable, and the house around $360 to $370 a week.”

Originally constructed in 1925, the home is set at the back of the property and includes four

bedrooms, a centrally located kitchen, and a large family room with access to the adjoining outdoor entertaining area.

Commercial features include the 124sq m shop with numerous hair and beauty stations, a large service desk and a private consult room.

The property also incorporates large shedding with rear lane access.

Mr Willis said Renmark’s population had seen significant growth over the years, adding pressure to both the residential and commercial rental market.

According to PropTrack, the town’s median rental yield now tracks at 6.15 per cent, making it the fourth highest return for the southeast, behind Keith, Waikerie and Bordertown.

By comparison, the rental yield for greater Adelaide sits at 3.49 per cent.

“Renmark is booming and I just overheard someone at the supermarket yesterday saying how busy the town has become,” Mr Willis said.

“There are also a lot of big (commercial) names coming to Renmark in the next month or so, that’s in the retail space, so shops are becoming quite rare to come by, so this property is a unique opportunity.”
